Terms of use for voucher estimates
Use within the stated program scope
This site provides an informational worksheet for standard tenant-based Housing Choice Voucher arithmetic. It is independent of HUD, public housing agencies and landlords. Using a calculator does not create a housing-service relationship, apply for a voucher, reserve a unit or change an assistance determination. The publisher does not provide an official eligibility opinion or certify a household's documents. Project-based assistance, alternative MTW rules, special housing programs and immigration proration require separate treatment. Confirm that the entered amounts apply to the supported scenario before interpreting a numeric output.
Your inputs and the displayed result
The result depends on the rent to owner, approved utility allowance, applicable family payment standard, total tenant payment or income inputs, tenancy stage and other confirmations. A blank field does not mean zero. A confirmed zero allowance or deduction has a different meaning from an amount that has not been determined. The initial-occupancy forty-percent comparison is one arithmetic check; passing it does not establish rent reasonableness, an inspection result, landlord participation or final lease approval. Actual utility bills can differ from the allowance. Assistance paid to an owner, total assistance and utility reimbursement are displayed separately because they should not be substituted for one another.
Reference data is not a benefit promise
HUD county, town and ZIP rents are published area benchmarks. They are not a single statewide voucher amount or a universal local payment standard. A ZIP with multiple area records needs the correct jurisdiction and agency schedule. A fiscal-year release may have reevaluation exceptions, while a PHA applies its own verified effective schedule. An agency appearing in the directory does not imply an open waiting list or service for every nearby address. We identify original publications and archive reconciliation so readers can assess these limits rather than treating a reference table as an award notice.
Verify material decisions and report defects
Check the authority's certification, applicable administrative plan, payment schedule, allowance schedule and relevant lease documents before signing a lease or making a material housing decision. The worksheet can reveal assumptions and reproduce arithmetic; it cannot decide an appeal or replace the agency's case review. If a page is inaccurate, report its pathname, source and effective date through the correction form. Do not submit confidential benefit records to this publication service. Source availability, regulations, local schedules and browser behavior can change. We correct verified publication defects, but cannot promise uninterrupted access, a particular assistance award, a response deadline or a future search-engine indexing outcome.
